Frequently asked questions

In certain circumstances you will need to obtain planning permission from the relevant authority. If your property is Grade 1 or Grade 2 listed, sited on restricted land or being used for commercial purposes then you will need to acquaint yourself with the relevant planning guidelines but in most circumstances our structures fall within the guidelines for a typical garden summerhouse, greenhouse or shed (they are classed as temporary structures). Typically we have seen our Structures used as offices, dining rooms, music rooms, school classrooms, chandlery store, hobby rooms, gyms, consulting rooms, treatment/therapy rooms – the list is as wide as your imagination. We have also seen our Garden Lodges, when fitted with extensions and the correct planning permission, house kitchens and bathrooms and being used as self contained holiday accommodation.

Ideally we would use your external access to the Garden area. If you do not have a side entrance we can carry it through your house. If this is the case we do advise that you contact us so that we can discuss this with you and make sure that it is possible.

You do need to lay, or organise, a base for your structure prior to installation and the base must be capable of supporting your Garden Structure correctly. The main criteria therefore is that the base needs to be level and of adequate size and material for the structure.  We recommend allowing at least 150mm-230mm (6-9”) extra on all sides. The base can be constructed from paving, decking or any similar fixed material. If you are having a Structure with an extension you do need to have a fixed, firm base. Ideally decking, slabs, or concrete. If we do arrive to install your structure and the base is inadequate it may incur an additional charge for us to correct.

The felted roofing and tanalised sub-frame are covered by a 10 year manufacturer’s guarantee. The rest of the structure is covered by our guarantee as laid down in our Terms and Conditions. Once the structure has been treated and preserved  using a reputable manufacturers product and in accordance with their recommendations, your structure will provide many years of enjoyment and satisfaction.

Many use their Garden Lodge or Garden Room as an additional benefit when selling their home, others like to take their Lodge or Room with them to their new home. If you do wish to take your structure with you we offer a full relocation service anywhere within our normal delivery area of the UK. Since the dismantling and re-location of your structure can, in some cases, involve significant distances each re-location request is individually quoted. Delivery is available outside of the UK (we would love our lodges to be all around the world!). Please contact us directly for more information. Our delivery rates do depend where you are located.
